A New Floor Without Tearing Out the Old One

Southwest Florida is tile country. Walk into almost any home built here in the last forty years and you will find ceramic or porcelain running through the kitchen, the living room, the halls, and the baths. Much of it is perfectly sound and thoroughly dated: 12-inch beige squares, wide sanded grout that never looks clean, glossy finishes from the 1990s. Homeowners want it gone, but tile demolition is loud, dusty, slow, and expensive, and it frequently damages the slab underneath.

There is a better route. LVP over tile installation lets us float a rigid core luxury vinyl plank floor directly on top of your existing tile. When Tile Is a Good Base for Vinyl Plank

Going over tile works well, but only when the tile qualifies. During the estimate we check four things:

• Bond. We tap-test the floor for hollow-sounding tiles. A few loose tiles can be removed and the voids filled. A floor that sounds hollow across whole rooms is failing and needs to come up.
• Flatness. Tile lippage — one tile edge sitting higher than its neighbor — and any humps or dips in the floor are measured against the plank manufacturer's tolerance, typically 3/16 inch over 10 feet.
• Cracks. A crack running through several tiles in a line usually means the slab has cracked beneath them. We look at whether there is height difference across it and address it before covering.
• Moisture. Tile and thinset are not vapor barriers. We still check for moisture problems, particularly in homes near canals or with a history of water intrusion.

Filling Grout Lines So They Never Show

This is the step that separates a good LVP over tile installation from a bad one. Grout joints are low spots — sometimes an eighth of an inch deep and a quarter-inch wide — spaced every foot across the entire floor. Thick rigid core plank will bridge narrow, shallow joints on its own. But over wide or deep grout lines, the plank is unsupported along those lines, and with time and foot traffic the pattern of the tile underneath can begin to telegraph through the surface, or the locking joints that land over a grout line can flex and wear.

So we skim-coat. A cement-based patching compound is troweled across the floor to fill every grout line flush with the tile surface, then smoothed. Glossy tile gets scuffed or primed first so the compound bonds properly. It adds a few hours to the job and adds years to the floor.

Floor Height: Doors, Appliances, and Transitions

Adding a new floor on top of an old one raises the finished height, usually by a quarter to three-eighths of an inch with today's rigid core products. That is a small number, but it matters in specific places, and we check each of them before you commit:

• Exterior and sliding glass doors — the plank has to finish cleanly against the track or threshold without blocking the door.
• Interior doors — most have enough clearance. When they do not, we trim the door bottoms.
• Dishwashers — a dishwasher trapped behind a raised floor cannot be pulled out for service. We check the opening height and, where possible, run plank into the bay.
• Refrigerator and range openings — upper cabinets and countertops set a fixed height.
• Toilets — the flange may need an extender so the new wax ring seals properly.
• Transitions to other rooms — where plank meets carpet or a different floor, we fit a reducer so there is no trip edge.

Baseboards and the Finished Look

With the floor height raised slightly, existing baseboards remain in place and we finish the perimeter with quarter-round or shoe molding that covers the expansion gap. For a cleaner, more modern look, we can remove the baseboards and reinstall them on top of the new floor, or replace them with a taller profile. Many of our customers use the flooring project as a reason to replace short builder baseboards with something more substantial, and it changes the feel of a room more than you might expect.

When We Recommend Removing the Tile Instead

We will tell you honestly if going over your tile is the wrong call. Widespread hollow or loose tile, severe lippage, a floor height that would trap appliances or block a door, or active moisture coming up through the grout are all reasons to take the tile out. In those cases we handle the tile and thinset removal, grind the slab clean, and start from bare concrete. It costs more, but covering a failing floor just hides a problem that will resurface later.
