Why Floor Prep Matters More Than the Plank

Ask any experienced installer what causes LVP failures and you will hear the same answer: the subfloor. Separating end joints, planks that click or flex when you walk on them, a hollow sound in one corner, a visible ridge running across the living room — nearly all of it traces back to floor prep that was skipped or rushed. Manufacturers know this, which is why virtually every vinyl plank warranty requires the subfloor to be flat within about 3/16 of an inch over 10 feet. Very few concrete slabs meet that spec without some work.

It is unglamorous work, and it is where more than 30 years of flooring experience pays off the most.

Our Floor Prep Process

• Removal — carpet, pad, tack strip, laminate, sheet vinyl, glued-down wood, or ceramic tile and thinset taken up and hauled away.
• Scraping and cleaning — adhesive residue, paint, drywall compound, and anything else bonded to the slab gets scraped or ground off. Glue-down installs need a clean, porous surface for the adhesive to grab.
• Flatness mapping — we work the floor with a long straightedge and mark every high and low spot so nothing gets missed.
• Grinding high spots — humps, curled slab joints, and ridges at old wall locations are ground down with a dust-controlled diamond grinder connected to a HEPA vacuum.
• Patching and filling — tack strip holes, spalls, cracks, and shallow dips are filled with cement-based patching compound and feathered smooth.
• Self-leveling underlayment — where a whole area is out of tolerance, we prime the slab and pour self-leveling compound to create a flat plane.
• Moisture testing and mitigation — we check slab moisture and install the right vapor barrier or moisture-control system for the product being installed.

Concrete Slabs and Florida Moisture

Almost every home in Charlotte, Sarasota, and Lee Counties sits on a slab-on-grade foundation, and many older slabs were poured with no vapor barrier underneath, or one that has long since broken down. With a high water table and months of summer rain, those slabs push moisture vapor upward year-round. Vinyl plank itself will not be damaged by that moisture, but trapped vapor can break down adhesives under glue-down floors and encourage mildew under a floating floor. Testing takes the guesswork out. Depending on what we find, the fix may be as simple as a 6 mil polyethylene barrier under a floating floor, or a roll-on moisture mitigation coating before a glue-down installation.

Flat Is Not the Same as Level

This confuses a lot of people, so it is worth explaining. Vinyl plank needs a flat floor, not necessarily a level one. A slab can slope gently toward one side of the house — many do — and the plank will perform perfectly as long as the surface is a smooth, even plane. What plank cannot tolerate is abrupt change: a hump, a dip, a ridge. That distinction matters for your budget, because making a floor flat is usually far less expensive than making it perfectly level, and we will never sell you more leveling than the floor needs.

Prep Over Existing Tile and Terrazzo

Floating LVP over existing ceramic tile is a legitimate, manufacturer-approved method when the tile is sound. We tap-test for hollow tiles, re-secure or remove loose ones, and skim-coat the grout lines so they do not telegraph through thinner planks over time. Terrazzo, found under carpet in many mid-century homes in the area, is typically an excellent base — dense, stable, and flat — and usually needs only cleaning and crack filling before plank goes over it.

Wood Subfloors and Second Stories

Older raised homes in Punta Gorda's historic district and downtown Bradenton, along with second floors and some condos, have plywood or plank subfloors rather than concrete. Prep is different here: we screw down loose panels to eliminate squeaks, sand or plane raised seams, replace any water-damaged sections, and add a thin underlayment panel when the existing surface is too rough. Upper-floor condos often have association rules about sound transmission, and we install the acoustic underlayment your building requires.
