This guide walks through each piece with typical 2026 price ranges for our region, so you can build a realistic budget before you ever call for an estimate.

Material Costs: What Separates a $2 Plank from a $6 Plank

Luxury vinyl plank is sold at a wide range of prices, and the differences are real.

• Budget ($1.50 to $3 per sq ft): thinner planks, 6 to 12 mil wear layers, basic printed visuals, and simpler locking systems. Acceptable for a guest room or a quick rental refresh. Not what we would put in a busy main living area.
• Mid-range ($3 to $5 per sq ft): SPC or WPC rigid core, 12 to 20 mil wear layer, attached pad, realistic embossed texture. This is the sweet spot for most Florida homes.
• Premium ($5 to $7+ per sq ft): 20 to 28 mil wear layers, enhanced scratch-resistant coatings, embossed-in-register grain, painted bevels, extra-long and extra-wide planks, and longer warranties.

The specification that best predicts lifespan is the wear layer. For households with kids, large dogs, or rental tenants, 20 mil is worth the money. Labor Costs

Labor for a straightforward floating click-lock installation generally runs $2 to $4.50 per square foot in our area. Where a job falls in that range depends on its complexity. Large, open rectangular rooms install quickly. A home with many small rooms, hallways, closets, angled walls, and a dozen doorways takes considerably longer per square foot because every one of those features requires measuring and cutting. Glue-down installations cost more than floating floors, since the slab must be prepared to a higher standard and adhesive adds both material and time. Stairs are priced per step, commonly $50 to $125 each including the stair nose, because each tread is detailed finish work.

Old Floor Removal

What is on the floor now has a major effect on the budget.

• Laminate or floating floors: similar to carpet. They lift out quickly.
• Glued-down vinyl or wood: $1.50 to $4 per square foot, because adhesive must be scraped or ground off.
• Ceramic or porcelain tile: $2 to $5 per square foot. It is slow, dusty, heavy work, and the thinset left behind must be ground flat.

Tile removal is the line item most worth avoiding. If your tile is well bonded and flat, installing LVP over the existing tile eliminates this cost entirely.

Slab Prep and Leveling: The Big Variable

Every vinyl plank manufacturer requires a flat subfloor, commonly within 3/16 inch over 10 feet, and few Florida slabs meet that without some work. Minor prep — patching tack strip holes, filling cracks, grinding a ridge or two — is routinely included or adds a modest amount. Correcting a room that is significantly out of flat with self-leveling underlayment can add $1.50 to $3 or more per square foot for the affected area, since the compound itself is expensive and the work is labor-intensive.

This is where low bids and high bids often diverge. An installer who skips floor prep and leveling can quote less, and the floor will look fine on the day it is finished. Trim, Transitions, and Extras

• Quarter-round or shoe molding: $1 to $2.50 per linear foot installed
• New baseboards: $3 to $7 per linear foot installed, depending on profile and whether they are painted
• Transitions and reducers: $25 to $75 each
• Moisture barrier or upgraded acoustic underlayment: $0.30 to $1.25 per square foot
• Furniture moving: often included for standard pieces; specialty items such as pianos and pool tables are extra

How to Save Without Cutting Corners

• Float over existing tile when it qualifies instead of paying for demolition.
• Spend on the wear layer, save on plank width and length. Standard-size planks cost less than oversized formats and perform identically.
• Do more rooms at once. Per-square-foot labor drops as the project grows, and you avoid paying setup and travel twice.
• Clear the rooms yourself. Less furniture to move means less labor time.
• Keep existing baseboards and finish with quarter-round.
• Do not save money by skipping floor prep. It is the most expensive shortcut in flooring.

Comparing Quotes the Right Way

When you collect estimates, make sure each one covers the same scope: the same plank, removal and disposal, a defined allowance for prep, trim, transitions, and furniture handling. Confirm the installer is licensed and insured, and ask for the estimate in writing. A quote that is far below the others is almost always missing something, and that something is usually prep.
